At Premier Basements
we've
chosen to work with our Atlanta clients using the Design-Build Process. This gives you the
design, planning, costing, coordination and construction all from one source for your
finished basement. One company... Premier Basements... fully accountable for all phases of
your construction from conception to completion.
1. Initial Call
When you call us, we'll briefly discuss your project, inquire about its approximate size and the budget you may be considering.
We'll then schedule an appointment with you for our initial consultation. It is important that all parties involved in the decision-making process be present during our first meeting. We schedule appointment times between 8:00 a.m. and 3:00 p.m. - Monday through Friday.
2. Initial Consultation
We visit your home free-of-charge for the initial no obligation review of your proposed project. This meeting allows us to interview one another and verify that your project is a good fit for both of us. The level of personalized service we wish to provide our clients dictates the limited number of projects we are able to undertake each year. It's this philosophy that motivates us to treat every client with TLC and with the necessary courtesy and attention-to-detail they deserve.
Please plan on at least 30-60 minutes for our in-home discussion of the following items:
What you wish to accomplish with your basement renovation. What amenities do you wish to include in your finished basement project? Home theater room, custom wet bar, extra bedroom, in-law suite, children's playroom, exercise room all are popular options. What specific details can you share with us to help create the picture of what you really want?
Your budget. We realize prospective clients often are surprised by what a project may ultimately cost. We'll discuss your proposed budget immediately in order to make certain a realistic approach is taken regarding your basement's construction costs. We'll also focus on what can or cannot be accomplished within the budget range you may have in mind. Costs for labor and materials rise from year to year for a multitude of reasons. The end result... a project started a year from now will likely be more expensive than if you get underway 6 or 12 months from now.
The solutions we can provide to meet your priorities. Each project is a prototype requiring different element planning in order to accomplish the priorities that are most important to you; no two finished basements are ever "exactly" the same. This is why your basement's floor plan requires many manhours of production time before construction ever begins.
3. Design, Specifications and Cost Analysis
This step requires each of us to invest time and money to ensure the success of your finished basement project. The time involved in fully preparing the information for your construction contract is typically between 10 and 20 hours after the design and specifications are complete. The design and specification phase commonly takes between 15 and 40 hours to complete, depending on the scope of work and size of project. Therefore, it's not uncommon to have 60 hours of labor in your project before construction ever begins.
In order to accurately cost out a project, decisions by the homeowner need to be made early on about layout, material specifications and finishes to be used. When specifications are unclear prior to costing, an accurate cost estimate of your entire project can be difficult. Before one piece of lumber is ever cut, we try to always make certain the homeowner has a clear understanding of what the project includes...or does not include. Remember too, our floor plan design fee is always credited back to your construction cost when you select Premier Basements as your builder of choice.
We complete the following with you during this stage of the process:
(a) Take measurements of your basement. These will be used for drawings.
(b) Design the project. Drawings and specifications are completed at this time. This involves many decisions regarding space allotment, materials, finishes, fixtures, cabinetry, flooring, etc.
Your drawings include the following:
(1) "Before" (as is) and "After" floor plans
(2) Cabinetry details
(3) Door schedules
(4) Elevations and 3D perspectives
Once your finished basement plans have met with your approval and when you select Premier Basements as your builder, we'll distribute a set of plans to each subcontractor involved in your project. The trades that are frequently involved are: electrical, plumbing, HVAC, flooring, home theater installer, etc. These subcontractors (excepting home theater installer) will then submit their fixed price contracts to us. If you elect not to use Premier Basements as your contractor, you'll simply be presented with your finalized floors plans to do with as you choose.
When you select Premier Basements as your builder and after all pricing
is received from material suppliers and subcontractors, Premier Basements
will compile the detailed contract for your approval. Once a contract is
signed, construction of your new Premier finished basement can begin.
